  5. Serve Notices Early and Accurately: The earlier you serve a notice, the earlier your hearing. If your tenant is a day late, file the appropriate documents. Tell them it’s a formality, and you’re sure they will pay, but you have to begin the process. If you suspect that they aren’t going to pay, follow up by filing for a hearing –don’t wait!
